This course is aimed at the buyer’s solicitor who receives a “mountain” of paperwork from the Developer. This is especially true when the property is part of a multi-plot estate. The Developer will invariably impose an exchange deadline, the client has paid a reservation deposit and the pressure is on.
Whether it is plot 1 of 2 or 49 of 400 there are points of similarity and this course will provide practical guidance and updates on the documents you are likely to receive and the statutory frameworks applicable to them as well as ways to improve your investigations and reporting given the need for fixed fees in this area.
This course will cover:
- s38, s104 and s 106 Agreements - how is my client affected?
- NHBC and similar schemes - what do I need to do?
- Lender’s Handbook requirements - what do I need to report?
- Planning - what is CIL and will it affect my client?
- Covenants and restrictions - ensuring they affect the Property
- What do I tell the client?
This course is aimed at all residential practitioners whatever their level of experience or years of qualification. For the more junior members of the team it will provide an overview of the issues common to most new builds and it will provide a refresher for the more experienced practitioner.
Speaker Details
Lorraine Richardson (M.A. Cantab) is a property solicitor and experienced trainer specialising in residential conveyancing. In addition to running a branch office and being a partner, Lorraine was the COLP for her firm. She also teaches and designs and delivers property and legal skills related courses, online materials, and webinars. Lorraine has developed a skill for writing and delivering webinars and aims to produce work that is both interesting and accessible for the viewer.
Lorraine has a wealth of experience working for a variety of legal training organisations and both designed and delivered the Land Registry Qualification whilst with the College of Law. She also designs and delivers property and legal skills related courses and on-line materials including Conveyancing Quality Scheme training for the Law Society. Lorraine has designed and delivered many management related courses including Client Care and Professional Standards, Management Courses Stage 1 & 2 and Presentation Skills.
Lorraine delivers bespoke courses for in house firms and also covers: compliance, legal skills and professional conduct. Lorraine is a main contributor for the monthly update publication for practitioners, ‘The Practical Lawyer’. Lorraine is delighted that her new books have been published by Law Brief Publishing: ‘A Practical Guide to Document Signing and Electronic Signatures for Conveyancers’ and ‘A Practical Guide to Residential Freehold Conveyancing’.
Lorraine became freelance in March 2018 and has set up her own legal training firm, Adapt Law.
